Lived here for a year. Moving because of personal circumstances. If it wasn't for that, we'd stay another year or so. The staff was great and friendly. Maintenance was on top of everything. Fixed things within 5 business days (it did take a few phone calls for them to get it done faster). Inspections: we only had 2 inspections, one for sprinklers and one for fire extinguisher (that we had to leave outside the door). So, they respected our privacy. The only thing that brought us and other residents inconvenience were the broken gates, which is why we're giving this place 4 stars.

Like it at first. Glad I don't live there anymore. Gate rarely closed though they like to argue that it works, non residents use the pool regularly independent of a connection to a resident. I've seen questionable interactions at night. No dog breed restrictions has pros and cons.

I only lived here for an month and the staff has been wonderful from Stephanie to Cristal. The reason I am giving it an 1 star, because nothing in my apartment has been fix and I put the request in over an month ago and there has been no one has come to fix nothing. I only saw the maintenance guy one time. These are the pictures of services that need to be done and than the gate is broken.. it wasn’t like that. Like I said the staff is very helpful and nice.. I don’t know if they are to busy.

My experience here was pretty good the first year but this year several issues. I found more residents moving in not caring about the environment. Peoples pets urine and poop all over the place. The worst lately is someone is stealing freon from the air units outside several times causing JEA Bills to go up and bad convenience on residents. The gates are always not working. The apartment upstairs above me extremely loud and unruly. So all I can say is it's been a crazy experience.

As a resident, I could not be more disappointed with the maintenance services. The front gates rarely work - they might as well not exist. They've been 'fixed' repeatedly. Our stovetop (2 of 4 burners) was broken for over a year, but were never fixed. It took an email to every corporate email address I could find before action was taken... that action ended up being replacing the unit with an older unit that (wait for it) only has 3 working burners. And that only covers the problems with maintenance... I would not recommend to potential renters.

I lived at this place for 13 months and the last 11 were hell. The tenants above me raised hell from usually about noon until as late as 3-4 am playing with their dog - a young pit bull. I felt sorry for the dog because this was all the exercise it ever got. It sounded like a cattle stampede on my ceiling. So if your planning to move here either live on the 3rd floor or STAY AWAY - because the management will NOT help you in any way and neither will JSO. There is one person in the office that is helpful and actually comes off as a real person and not some automaton. Her name is Stephanie (and she's the ONLY factor to raise the rating from 1 star to 2) The rest of them simply don't care about anything other than getting the apartment rented, and trust me, the lease is lengthy and IRON-CLAD and TOP DOLLAR for what you get. There is one maintenance guy who seems somewhat competent. However the maintenance staff in general looks something like a gang of bikers - no uniforms - no I.D's while the office staff, in their all black ensembles, look much like undertakers. The grounds are a trashy mess and dog poo is EVERYWHERE and as only about 15% (if that) of the dog owners bother picking up after their pets, and there are NO breed restrictions. The trash can was removed from the one mail station in the whole complex "because no one used it" Well, no one used it because it rarely got emptied. There is only one dumpster/compactor on the grounds as well. But to be fair, a large percentage of tenants there are by and large, pigs - and that's putting it kindly. The windows in the apartments are single pane and during inclement weather will sweat enough to make the whole area around them wet. Utility bills can be high, in large part because you water heater is usually in an outside "storage closet" (it "stores" the WH and that's about it) and you have to run about 5-7 gallons of water before it BEGINS to get warm. Paddock Club is a perfect example of everything that can go wrong when large corporations (Mid America Apartments aka MAA) own the place you're trying to live in. The entire place seems to have a somewhat dark, ominous energy. I now live in a place with much better surroundings and have nearly enough rent $$ left over to make my car payment. Oh, and you can depend on a rent increase when your lease is up.

This place is trash. Do you like your money and want to keep it? Well don't settle for a 2 bedroom apartment for 1100 a month but wait there is more for the small price of 1100 a month and a payment of 4.99 they will spray the outside of the apartment for bugs ( they still have roaches ) and if you pay just a little extra 8.99 you get trash services sounds good right, your wrong completely wrong this will not allow you to leave trash out side the door clear of foot traffic so your pregnant wife doesn't have to carry it down two flights of stairs. Instead you will be charged 50.00 per bag left out 🙃. And don't worry if you lock your self out of you and your children out of the apartment they will be more then happy to allow you to sleep out side, or call a lock Smith to break it. Only for you to pay money for a new lock. But if your fine with coming home from a long day at work or a 7 month deployment to find your self sleeping under a roof that leeks or waking up to find roaches in your bathroom.
